Answer: Simpkins School Residences consists of sixty-five (65) beautifully designed apartment homes.
Question: How many one and two bedroom apartments are there?
Answer: Simpkins School Residences offers four (4) studio apartments – thirty-seven (37) one bedroom apartments - twenty-four (24) two bedroom apartments.
Question: Is it a smoke free community?
Answer: Yes – Simpkins School Residences is a smoke free community.
Question: Are pets allowed?
Answer: Yes – Simpkins School Residences is happy to welcome pets – unfortunately, the community will be unable to accept dogs.
Question: When will the community be ready for occupancy?
Answer: Simpkins School Residences expects to house the first residents in the Spring of 2014.
Question: Are there laundry facilities?
Answer: Yes, Simpkins School Residences will offer laundry facilities within the community.
Question: Are there elevators?
Answer: Yes, there are elevators in both the original building and the addition.
Question: Do residences have to purchase rental insurance?
Answer: Although there is an insurance policy for the building – it does not cover resident’s personal belongings. Thus, it is always recommended to purchase renters insurance.
Question: Is there storage within the community?
Answer: Yes, additional storage will be available.
Question: Is there central air conditioning?
Answer: Yes, Simpkins School Residences offers the newest technology in heating and cooling systems.
Question: What type of flooring is there?
Answer: The main living space along with the bedrooms of the apartment homes at Simpkins School Residences will be carpeted. The kitchen and bathroom will have faux wood.
Question: I own a home –no mortgage - may I rent my home and move into the Simpkins School Residences?
Answer: Actually yes – however the money received in rent would be considered income. Note: you may deduct property taxes & insurance from the total.
Question: I am selling my home – I have a mortgage – how is the home counted?
Answer: The equity in the home is counted as an asset at 2%. Example: Home valued at: $200,000 – Mortgage: $50,000. The equity – asset – is $150,000 at 2% is $3000. Thus, $3000 is added to your gross income to reflect this asset.
Question: I want to move into Simpkins School Residences, but my home hasn’t sold yet – what happens?
Answer: The equity in the home is valued as an asset at 2%. You are welcomed to move into your new apartment home at Simpkins School Residences and sell the house at your convenience. Note: You would have to declare your intentions; and would be required to complete a self-affidavit confirming your intentions of selling your home.
Question: I know what my number is in the lottery, what do I do now?
Answer: The office is slowly processing applications. You will be contacted for an interview if there is an apartment available in the particular category you are in and if the application has successfully passed initial screenings. Please remember in the 30% program there are 7 apartments (1 Studio, 4 One Bedroom, 2 Two Bedroom); and in the 60% program there are 51 apartments (3 Studio, 30 One Bedroom, 18 Two Bedroom). Also note: within this particular program, it can take from ten days to upwards of four weeks to complete processing of an application for move in approval.
